We offer many different environmental services and tests with a home inspection to ensure that you have a safe and healthy home.

Radon Testing: Radon is a radioactive, colorless, odorless gas that may cause lung cancer or other health problems. Radon is more dangerous when levels are high over longer periods of exposure. Without a radon test there is no way to know if your home has high levels of radon or not. Lower Michigan is a hot spot for higher radon levels, and it is important to test for this gas to determine the level that may be in a home. A radon tests involves our leaving a radon testing device in the home, undisturbed, for 48 hours. After that time, we will know the level of radon in the home, and we will send you a report on the findings via email. If the results are higher than the recommended safe level of 4pCi/L, the EPA recommends that a radon mitigation system be installed to correct the level to a safe zone.

Water Quality Testing: It goes unsaid that water is important for a home. A water test will involve us taking a drinking water sample and sending the sample to a licensed lab for evaluation.  The results of a water test are typically received within 3-5 days. Common contaminates are: bacteria (total coliform and E. Coli), in-organics (nitrates and nitrites) and heavy metals (copper and lead). Results of the water test are sent via email. We will also preform a well check during a water test to ensure that the visible portions of the well system are functioning properly and in serviceable condition.

Mold Testing: There are more than 100,000 different species of mold. Just because mold is black in color DOES NOT mean that it is a dangerous mold. We are always on the look out for mold during an inspection. If mold is found, it is important to know what kind of mold it is in order to be able to properly mitigate it. A mold swab test will involve us taking a sample of the mold that is found and sending it to a licensed lab for further evaluation. The lab can then determine what type of mold it is, and they will send a report on the findings.

Asbestos Testing: Asbestos is a naturally occurring mineral that was heavily used throughout millions of homes across the country. Asbestos can be a dangerous material to have in the home due to the fibers' ability to get permanently trapped in the body. The use of asbestos varied greatly and was used in many products that you may find in a home such as flooring, insulation, siding, and ceilings. Some of these asbestos products can be easily identified, others are nearly impossible to identify without testing them at a lab. We offer asbestos testing with a home inspection that will verify if a material is asbestos or not. Typically, results of the test take 3-5 days to arrive.

Lead Paint Testing: Prior to 1978, lead paint was used in millions of homes throughout the country. Lead paint is dangerous due to the health problems that lead can cause when absorbed into the body. If you are planning on painting, or if there is peeling/chipping paint in a house of this age, there is a possibility that there is lead based paint. We offer lead paint tests that will provide immediate results on lead content.
